The word “requirement” is not to be rigidly interpreted so as to make it impossible for the landlord to obtain a decree of eviction under this clause. The relevant provision insists on “reasonable requirement” and not ‘genuine requirement’ or ‘bona fide requirements’. (WBPT Act). A landlord cannot be forced to live in inadequate premises to protect a tenant’s occupancy. [2001 (8) SCC 561 relied upon]
